Selling Property & Landlord Services in Dubai

Do you help owners sell their property?

Yes — Top Class represents sellers as well as buyers. We advise on pricing, prepare and market the property, qualify buyers, and manage the process through to transfer at the Dubai Land Department, for both ready and off-plan resale.

The resale process (seller side)

1. Get a valuation and, if mortgaged, a bank liability/settlement letter. 2. Sign the Form F / MOU (buyer pays a ~10% deposit, which the seller may retain if the buyer withdraws without valid reason). 3. If there's a mortgage, "block" the property at a DLD trustee centre (freezes dealings while the buyer's funds settle your loan — a modest fee, commonly ~AED 1,000–1,600). 4. Obtain the developer NOC (after clearing outstanding service charges). 5. Settle any mortgage, then complete the transfer at the DLD; a new title deed issues to the buyer.

What does it cost to sell?

  • Agency commission: commonly 2% of the sale price + 5% VAT, typically paid by the seller

(market custom, negotiable — not a legal rate).

  • Developer NOC fee: roughly AED 500–5,000 (+ VAT), set by the developer (higher for premium

villas/penthouses).

  • Clear outstanding service charges before the NOC is issued.
  • If mortgaged: discharge the loan — mortgage-release registration at DLD (commonly ~AED 1,290

conventional / ~AED 1,560 Islamic, + fees), and any bank early-settlement fee (capped by the UAE Central Bank at 1% of the outstanding balance or AED 10,000, whichever is lower).

  • Note: the 4% DLD transfer fee is by convention paid by the buyer (legally a 2%+2% split).

Off-market / private sales

Common in Dubai, especially for prime property. The property is never publicly listed — the agent quietly matches it to pre-qualified buyers from a private network, preserving privacy and avoiding public price exposure. See our Private Listings (by introduction only).

Valuations

Dubai valuations are based mainly on the market comparison approach — a DLD-accredited valuer analyses recent comparable transactions from verified DLD records, adjusting for location, size, floor, view and condition. A formal DLD valuation e-certificate ("Taqeemi") is used for sale/mortgage/Golden Visa purposes and is generally valid ~30 days.

Landlord leasing services

We help landlords lease — pricing, marketing, finding and vetting tenants, and the tenancy paperwork (including Ejari registration).

  • ⚠️ Who pays the leasing commission? By long-standing Dubai custom, the ~**5% of annual rent

leasing commission is paid by the TENANT** on a standard new lease — not the landlord.

  • A landlord's own cost is usually a property-management fee (roughly 5–8% of rent collected)

only if they appoint a management firm — a negotiable commercial arrangement, plus possibly a separate tenant-find fee.

Only RERA-licensed brokers may lawfully charge commission, and the rate/scope/payer must be agreed in writing before the deal.
